Are you Realtors® who just want to list my house?

Absolutely not! We Buy Houses is a group of real estate investors that buys houses from people like you in neighborhoods just like yours. We’re NOT Realtors® and we’re NOT associated with any real estate agency. We don’t want to list your house, we want to buy your house and may be able to do so immediately!

 

How does your home buying program work?

We do not have a “one size fits all” program. We will need to discuss your situation with you and analyze your property in order to help decide what type of offer will best suit your individual needs. With our many years of experience, strong financial backing, and “team” of experts, we can quickly assess things and do our best to help out your situation. Your situation is unique and must be dealt with uniquely. After speaking with you and seeing your property, we will make you our best offer and let you make the decision without any high pressure sales tactics.

 

What kind of houses do you buy?

We buy houses in any area, condition or any price range. We will consider all types of real estate in all price ranges including single-family homes, condominiums, townhouses, timeshares, luxury homes and mansions, duplexes, apartment buildings, commercial properties, mobile homes that are on their own land, vacant lots, and acreage. We also buy problem or non-performing mortgages and promissory notes, judgments, and liens

 

What do you mean by “any condition”? What if my house needs repairs?

We will buy your house as-is! You don’t need to do any more repairs! We don’t mind making repairs, even major ones like a leaky roof, electrical problems, plumbing leaks, bad air-conditioners, fire damage, sinkhole, toxic mold, and termites. Of course we will need to see the property before we can make a decision.

 

What if my property has Health Department violations or is condemned?

No problem! We can still buy your house as is, even if it has demolition orders scheduled.

 

Do you deal in higher priced properties?

Yes, we can work with any seller who needs to move a property quickly for any reason and in any price range.

 

What locations do you buy property in?

We will consider properties in any location in Arkansas from the South Eastern Delta region to the Quachitas to the North West Arkansas Ozarks to rice farms of the North East. We will selectively consider properties in any state or area in the country. We focus on buying properties in the Central Arkansas areas  of Pulaski and Saline counties, including areas like Traskwood, Benton, Bryant, Salem, Alexander, Sardis, Little Rock, East End, Sweet Home, North Little Rock, Sherwood, Jacksonville, Camp Robinson, Levy, Maumelle, and Morgan. We have relationships with investors and buyers throughout the entire state of Arkansas and the entire USA, so even if your area is not listed above please contact us anyway.

 

What types of property do you buy?

We will consider all types of real estate in all price ranges including single-family homes, condominiums, townhouses, timeshares, luxury homes and mansions, duplexes, apartment buildings, commercial properties, mobile homes that are on their own land, vacant lots, and acreage. We also buy problem or non-performing mortgages and promissory notes, judgments, and liens.

 

My house has been on the market for months OR my listing is about to expire. How can you help me?

We will make you a firm offer within 48 hours of speaking with you and viewing the interior of your property. The offer will be nice and clean and not contingent on financing, appraisal, or the sale of another property. The time frame for closing is typically 30 days, but it can be sooner or longer depending on your situation. If your house is listed with a Realtor or broker, their commission will need to be paid by you at closing unless you make previous arrangements with them prior to signing a contract to sell your property.

 

What sort of offering price should I expect from you?

As in any business, we are in business to make a profit. So we cannot be expected to pay full retail for properties – after all, there are hundreds of properties that are available at full retail prices. However, we do not necessarily need to “steal” your property in order to buy it. We normally expect to buy properties at a reasonable discount of about 20% to 50% off of the retail price. The amount we can pay depends on many factors including location, property characteristics, and repair costs to name a few variables. We can often pay more money if you can sell on better terms like taking over your mortgage payments or seller financing.

 

 I am in a real financial bind, but don’t want to lose my house. What do you have to offer me?

We do have several programs to help you keep your home. We have a rent-to-own program, where we can buy your home from you but let you continue to live there and eventually buy it back on a rent-to-own basis at a reasonable price. We also have equity-sharing programs, where we will become co-owners with you. We can also allow you to simply lease the property from us for a period of time until you are ready to move on. We are very selective on who we will offer these programs to. If we feel that you can’t realistically afford the house or that you aren’t back on your feet just yet, you will not qualify for these programs. You must fully keep your end of any agreements and make any agreed monthly payments in a timely manner, just as you expect us to keep our end of any agreements.

 

Why don’t I just try to refinance the property?

If you are hesitant to sell, refinancing is certainly an option. If you have serious credit problems, low or no monthly income, minimal equity, or are currently behind on your mortgage payments, it will be very difficult (but not necessarily impossible) for you to refinance. We have a mortgage broker available at our office, if you want to try and refinance.

 

I am several payments behind on my mortgage, and just want out. What can you do to help me?

This depends on the amount of the mortgage, the amount of the monthly payment, how many payments you are behind, and the value of the property. Besides simply cashing you out, we have several other programs including payment takeover, assumption, and short sale. Each program is different and depends on your unique situation.

 

I have a rental property giving me trouble. Tell me more about how you can help me.

We are experienced landlords and can deal with any deferred maintenance, property damage, or tenant headaches that you may have. We have unique ways of handling property management and will be happy to take on your landlord woes. We even buy properties with non-paying tenants in place; if necessary, we can deal with them after the sale closes.

 

I need to sell immediately. How soon can you buy it?

Normally we can close as soon as we have seen inside your property and had the title checked. This usually can be done in 7 days or less, but it can be done even quicker in some instances.

 

 I have title problems and/or liens against my property. Can you help me get these resolved?

Our “team” has decades worth of title experience. We have already dealt with most title issues on previous transactions including probate, missing heirs or spouses, contractor liens, court judgments, code enforcement liens, tax liens, chain of title problems, easement and access issues, and more. We have connections with local attorneys, private researchers, and government agencies to help figure out these often tricky situations.

 

I don’t have any equity in my house. Can you still buy it?

Yes. This may require us to do some negotiations with your lender to work out a short sale or take over your monthly payments.

 

What if I am behind on my payments or in foreclosure, can you help?

Yes, if you call or contact us now, we may be able to help catch up your back payments and stop the foreclosure process.

 

What do you charge for your services?

Unlike Realtors®, there is never a charge or commission when we buy your home!

 

If I submit your Seller Questionnaire, when will I hear from you?

As soon as we receive your Seller Questionnaire, we will review your information and get back to you ASAP (usually within 24 to 48 hours depending on when you submit the information). However, if you don’t hear back from us in a timely manner, please give us a call to be sure we received your information and that you are being taken care of right away.

 

Is it better to call or contact you via your online Seller Questionnaire?

That is really up to you. However, we do think it would be easier for you if you complete our Seller Questionnaire first, then we can review your information, research your property, and then discuss all the details with you when we call.
